Just closed deal with one of our exclusive listings.

My seller asked me, “ Is it normal for closing deal in 3 months? Did we set up the price too low?” 🙂

It is a normal question, same thing as when set up the price where seller wanted at the beginning, and then no calling in at all.

In this different side of scenarios, seller will ask, “ What’s wrong with you? Have you put enough marketing activities? Why there is no call?”

Property is special product, where there is no exact standard price.

To close the deal, it depends on the market in that time and the willingness of the seller to accept the offer.

That’s why we call “ Sale Price “, which is different from “ Value” and “ Assessment Price “

“ Value “ could be high, and higher than buyers can pay, so the deal won’t happen, especially, property in tier A of Bangkok where we have slightly oversupply.

Yes, we have high value properties, but there are lot of options for buyers. It is pain fact!

Again, even it is high value property and seller wants to exit, we can’t just set up ridiculous price against the market where people cant make up their mind and agree to pay…

Once you step up to the market in the right price of that time, you will get inquiries and offers. Then you can start to see what is the trend of actual price when it’s coming to closing. This process is like, “ Gauging” the possibilities,

which require time, numbers of leads and viewing, sales skills and motivation to doing it. Sometimes I feel like, I am scientist and statistician plus real estate agent when doing this job.

From my opinion of the agent who used to work on buyers side for almost of my career, it’s totally “ A Crafting “ work. Lots of things to do, to learn, to handle and to make it happen. So, it will be difficult and frustration to work with un-readiness sellers.

I didn’t give the answer, but asked back to the seller, “ What do think about 3 months we have been working together?”

The seller was quiet for a bit and said, “ It’s not easy. You have been working very hard, keep communication with me and keep up with the commitment you gave.

I have been trying to sell by myself before with many agents on open listings, we have not seen any movement or feedback yet even we think we have done a lot.

Congratulation with the commission you are going to get. You deserve it, Khun Oh:)”
